Conflicting Real Estate Market Indicators |
|
Explain this.... ![]() The number of properties viewed online (on our company site and all of our company's agent sites) has increased dramatically over the past year. Thus, it seems that more buyers are hunting for homes. But when we compare the number of closings in the first 28 days of last March and this March, we see a rather significant decline. What is going on here?

I think it is related to the number of homeowners checking the sale prices of homes near their own to get a clearer idea of their home resale value, especially with the recent assessments in (at least) Rockingham County.

Karen: Very interesting observation! I agree, plenty of the web traffic these days may be homeowners, potential sellers, and current sellers!

We would fall under your second hypothesis as potential buyers. We check your online listings everyday, but we have been very disappointed with this market. It has been a challenge for us to find a single-family home that meets our criteria within our budget. We were hoping to take advantage of the home buyer tax credit, but we are unwilling to compromise on our priorities or live beyond our means!

April: I encourage you to stick with your priorities and to continue to live within your means. If you would, e-mail me (scott@HarrisonburgHousingToday.com) with what you're looking for, and I'll try to see what I can find by going through the MLS. Thanks,Scott
